HDR Photos
When a buyer is deciding whether or not to tour your home, photos are the first thing they look at. Most other agents hire 3rd party companies typically staffed by junior photographers with sub-standard equipment; and an increasing number of agents are just using their cell phones to save money. Hagan Realty has a full time, expert photographer on staff using the latest cameras, lenses, lighting, and editing systems. The results are worth more than just a thousand words; they can be worth thousands of dollars in your pocket.
3D Tours
No matter how great your photos are, buyers can often have a hard time getting a feel for the layout of a property. This is where virtual tours can be invaluable. Modern 3D tours allow buyers to walk freely around your home using similar technology to Google Street. Hagan Realty has the best 3D camera system available, providing the best quality imagery and measurements both inside and outside the home. 
4K Videos
Video is rapidly becoming the most widely and frequently consumed medium online for all types of information, and yet fewer than 3% of property listings have videos and most of those that do have videos that are entirely purposed to market the agent rather than the property. Hagan Realty has a full time videographer equipped and our agents are experts at utilizing video to highlight a property's features and leverage that into showings and offers. 
Property Guides
For the majority of property showings, the buyer finds the property themselves online and then asks their agent to show it to them. Most of the time, the buyers agent won't even have looked at the listing before arriving; so relying on the buyer's agent to recognize and point out your home's best features and improvements is wishful thinking. Instead, we put together full, detailed guides for each buyer walking through the door. These are often 50-60 pages long and contain everything about your property, the neighborhood, schools, parks, playgrounds, restaurants, transportation, and other local points of interest. 
Targeted Social Ads
Posting "Look what I just sold" to an agent's personal facebook page is not advertising your property on social media, that's the agent promoting themselves. Hagan Realty uses targeted ads to find potential home buyers on Facebook, Instagram, Google, Tiktok, and YouTube often before they even realized they were in the market for a new home. Our ads are designed purely to drive traffic to your home, not to find new clients for us.
Custom Websites
Each property we list gets a unique website just for it on our custom built platform. There are no links to other properties or even to Hagan Realty's website. The sole purpose of these sites is to advertise your property and give us insights into what aspects of your property are popular with visitors and which elements are turning people away as we are able to track each users' interaction with each element on these sites. This feedback enables us to then tweak our marketing message and materials to better entice future buyers, or suggest changes to the property to enhance its appeal. 
Site Maps
A site map is like a floor plan of the exterior of the property. Far too often, especially on larger acreage properties and farms, buyers have no means to identify where the property lines are when viewing a property. For all such properties, Hagan Realty produces detailed site maps showing all of the exterior amenities, fences, features, and property lines. For farms especially, our site maps are among the favorite resources buyer site in their feedback when touring our listings.
Aerial Imagery
Frequently, the best way to show a property is from the air. This is especially true of large properties and homes with views or nearby amenities you cannot see as easily from the ground. To accomplish this, Hagan Realty has 3 FAA licensed drone pilots on staff and a fleet of 4 different styles of drones. This gives us the flexibility to provide the best type of aerial photography and videography possible for each property.
Floorplans
The National Association of Realtor's latest survey of homebuyers showed that 86% of buyers found floorplans to be useful or very useful; making it the third most valued resource behind photos and detailed property information. And yet only 6.3% of listings include floor plans and of those few, 97% are unfurnished line drawings. Every Hagan Realty listing includes full color floorplans with furniture depicted to better afford buyers a sense of the space and potential uses of the various areas of the property.
Open Houses
According to the National Association of Realtor's latest home buyer survey; 48% of buyers found open houses to be a useful or even preferred means of viewing a home, and yet only 15.3% of homes for sale are held open on any given weekend even during spring time, far fewer during the rest of the year, and only 28% of homes hold even a single open house. Historically, Hagan Realty has held open houses for just over 90% of our listings, because that's the best way to reach those 48% of buyers.
MLS Syndication
The Multiple Listings Services (MLS) that serves the mid-atlantic region offers a syndication service that replicates out listings to hundreds of 3rd party websites like Realtor.com; Homes.com and many, many others. While participation in this service is not unique to Hagan Realty; many brokerages restrict the sites their listings go to in an attempt to drive more online traffic to their own websites. Hagan Realty's listings are sent to every site available because our job is to promote your property, not our own website.
Custom Signs
Every sign we put in the ground has a custom rider designed specifically for the property. It provides basic stats on the house, key photos of the interior, and a link to the custom website for that property. This means even casual drive by buyers can instantly get all of the information we have on the property without any hassle or delay. This often leads to showings, which lead to offers, which lead to your home being sold.
